May 2026 Newsletter
Greetings!
Folks like me discuss the weather even more than we discuss real estate. Well, maybe not. Yet this year, we talk about the weather a lot. No snow in March, big dumps in May. Nuts!
The good news is that maybe, just maybe, the recent snow and rain has staved off the threat of wildfire disasters. We feel the dangers, but hopefully, we can avoid disaster.
As a public service to all in the Roaring Fork Valley, here is a website for understanding, protecting and preventing wildfires:

Be sure and click around on the tabs because the website has helpful information for how to protect your home.
Now, back to real estate:
Overall, valley-wide the market is holding even with last year for the first quarter. It’s prettyeven for number of sales and dollar volume. Days on market are mostly the same, too.Inventory is slightly lower, but that may be reflective of a slow, snowy spring.
